Single Family Dwelling
The following is a list of required plans and documents to be submitted with a permit application. Two Copies of each item are required.
- Construction drawings (plans) including:
Footing, Foundation, Floor framing, Roof Framing, Wall sections, Building sections, Stair section, Beam schedule, Door schedule, Window schedule, Elevations, and Floor plans for all floors, including basement. Show electrical, plumbing and mechanical on floor plans or on separate sheets.
- Plot plan with street names and easements.
- Architectural committee approval. If required by subdivision.
- RES check 2006.
- Structural calculations may be required (all two story and multi level) ask plans examiner if applicant has questions.
- Provide engineering wet stamps on calculations and structural drawings when engineering is provided.
- Gas Pipe sizing-To include lengths, size, BTU's, and Pressure (4oz or 2 PSI 6) Per Questar Gas "Good Practices for gas piping and appliance installations"
- Water supply sizing, showing meter and distribution pipe sizes per International Residential Code section P2903.
- Drawings are to clearly show work to be done. Drawings submitted with different options and/or not clear in scope of work, will not be reviewed.
- A complete Heat Load calc's (Manual J ), duct design ( Manual D) and city questionaire related to heat loads & duct design. Found at Quick reference for permit requirements
- Soil report required before footing will be approved.
All drawings to meet city ordinances and 2009 International Residential Code (IRC). Contact Planning and Zoning for City ordinances. IRC can be purchased through www.iccsafe.org.
Commercial buildings
The following is a list of required plans and documents to be submitted with a permit application. Two Copies of each item are required.
- Architectural Drawings with Architect wet stamp.
- Civil drawings to include Site, Grading, Utility, Landscape plans with details. Drawings to have Architect and or Engineers wet stamps.
- Structural Drawings and Calculations with Engineer wet stamp.
- Plumbing, Mechanical and Electrical drawings with Engineers wet stamp.
- COM check 2005 showing building envelope compliance.
- Letter from South Valley Water Reclamation Facility. Contact Norris Palmer 801-566-7711.
- Soils report will be required at footing inspection.
- Buildings over 6,000 square feet are required to be fire sprinkled. Sprinkler drawings will need to be submitted to the City Fire Marshal.
All drawings to meet City Ordinances, 2009 International Building Codes and 2008 NEC. Contact Planning and Zoning for City ordinances.
Basement Plans
Review your plans to assure each of the following details have been included.
BUILDING PERMIT APPLICATION
- Contractor name, phone number, signature and State License Number.
- Owners name, phone number and address.
- Address of the property.
BUILDING PLANS: two full sets must be drawn to scale with the following details.
- An address of professional design (if applicable).
- Total square footage of area.
- Indicate on drawing the scale used (we recommend ¼” = 1’).
- Label walls showing materials to be used, and stud spacing.
- Floor plans including adjoining rooms, label as to use..
- Size, span and support of all new beams and headers (if applicable).
FLOOR PLANS: must include the following:
- Layout of basement- label all rooms, including proposed use in unfinished area.
- Door sizes and their swings.
- Window sizes and types.
- Wall to wall dimensions of all room, hallways, etc.
- Ceiling height.
- Identify all new and existing construction.
ELECTRICAL DETAILS: must include the following:
- Show all sub-panel location(s).
- Show all lights and their switches .
- Show all outlet locations.
- Label all GFI outlets as such.
- Label all ARC-FAULT outlets as such.
PLUMBING DETAILS: must include:
- Location of all plumbing fixtures
- Water heater, floor drain, water softener, etc. locations
MECHANICAL DETAILS: must include:
- Furnace location
- Gas line diagram showing the location of new gas fired appliance.
Commercial Tenant Improvement
The following is a list of required plans and documents to be submitted with a permit application. Two Copies of each item are required.
- Architectural Drawings with Architect wet stamp.
- Structural Drawings and Calculations with Engineer wet stamp. (If required due to type of Tenant Improvements).
- Plumbing, Mechanical and Electrical drawings with Engineers wet stamp. (Engineers wet stamp may not be required on small Tenant Improvements).
- Letter from South Valley Water Reclamation Facility. Contact Norris Palmer 566-7711.
All drawings to meet City Ordinances, 2009 International Building Codes and 2008 NEC. Contact Planning and Zoning for City ordinances.
Detached Garages, Sheds, Barns, etc.
Provide 2 sets of the following,
*Site plan drawn to scale indicating:
-Size of house & attached garage
-Size of detached garage ,shed ,or barn, etc.
-Percent of rear yard being covered [not to exceed 25%]
-All easements & existing structures
elevations
*Wall sections
*Truss details
*Electrical plans
*Height of structure
*Architectural committee approval or letter stating that builder is not getting architectural approval.
